Summary

Under the direction of the Facilities Maintenance Supervisor and Lead Maintenance Technician, this position is responsible for maintenance and repair of the City’s buildings, facilities, structures and equipment; includes carpentry, plumbing, concrete and masonry, general electrical, HVAC, painting, locksmith and general construction.


Duties:
  • Clean and repair roof surfaces and gutters.
  • Replace, repair and glaze windows.
  • Prepare surface for painting, paint both interior and exterior of buildings and facilities.
  • Install, repair and maintain door lock system.
  • Troubleshoot, repair and maintain general electrical and electronic circuit and systems; pull wires and replace bulbs/GIF.
  • Inspect, drain and clean water boilers and water treatment chemical.
  • Install, repair and maintain plumbing fixtures, including replacing water pipes, toilets, sinks, faucets and drinking fountains.
  • Troubleshoot and clean blocked and/or leaking drains, pipes, faucets and sewer lines.
  • Install, clean and repair carpets; maintain, repair and refinish tile, wood and vinyl flooring.
  • Renovate and remodel City buildings and facilities, including structure change.
  • Read and interpret mechanical and electrical drawings and maintenance manuals.
  • Perform janitorial duties when needed.
  • Maintain necessary records in asset management system.
  • Assist with other maintenance tasks and related duties as assigned.
Qualifications:

Knowledge of:  general construction practices and techniques; plumbing and electrical systems, heating and air conditioning systems, pneumatic systems and water heating and supply systems. Preventative maintenance practices on mechanical equipment, safety equipment and exterior building surfaces; as well as safety practices in the work place to include protective clothing, electrical safety, chemical safety and equipment safety.

           

Skill in:  use of power tools and power equipment used in building repair of light-duty construction; basic computer skills for windows-based programs and asset management system.

           

Ability to:  provide excellent customer service; understand and follow written and verbal instructions; communicate effectively with the public, vendors and all levels of City staff using tact and discretion; plan, organize and perform maintenance work; read and interpret building plans and blueprints; work independently and as part of a team.

 

Education and Experience:

High school diploma or GED and minimum three (3) years building maintenance experience performing installations, renovations and repairs to all types of components in large commercial facilities.

Licenses and Requirements:

Valid Washington State driver's license by date of hire, and a driving record that meets City standards.  Ability to obtain a First Aid/CPR certification within one (1) year of hire. This position is subject to the drug and alcohol testing requirements of the Federal Highway Administration.

Working Conditions:

Respond to general system emergencies as a member of the facilities staff.  Work is performed inside and outside, sometimes in inclement weather and sometimes in confined spaces; exposure to noise and fumes from equipment operation.  Must be able to lift up to 50 pounds, climb ladders and stairs, bend, twist, squat, stoop, kneel and reach.

Selection Process:

The selection process will include a written test and interview.  Selected candidates will be notified via email of the test date.

Candidates who are selected to interview will be required to complete a Background Authorization Form.

Fulfillment of bargaining unit membership is required within 30 days of hire.
