Works under the supervision of the Internal Services Superintendent


Under the direction of the Internal Services Superintendent, maintain assigned City buildings, facilities and adjacent grounds in a clean and orderly manner; perform a variety of duties to assure that buildings and related equipment are maintained and repaired in a timely and efficient manner.

Perform minor repairs to buildings, fixtures and windows; replace switches, outlets, light bulbs; report major repair and maintenance needs and assist other maintenance and grounds personnel in making a variety of repairs as required.

Perform minor, routine maintenance in various building trades including plumbing, carpentry, electrical and painting; perform general and touch-up painting. Adjust and arrange furniture, tables, chairs and equipment; set up facilities for special events and meetings as assigned.

Inspect doors, windows and assigned areas for vandalism; report safety, fire hazards and vandalism as appropriate.

Operate a variety of equipment and hand and power tools used in general maintenance including plumbing tools, vacuums, pallet jack, boom lift, paint sprayer, nail gun, blower, electrical testing equipment and a variety of hand and power tools.

  • Use common cleaning equipment, chemicals and supplies safely and efficiently.
  • Operate a variety of hand and power tools and equipment used in general maintenance.
  • Estimate materials and supply needs and requisition parts and supplies according to established guidelines.
  • Inspect facilities for maintenance and repair needs and fire, safety and health hazards.
  • Observe and report need for skilled maintenance and repair.
  • Work cooperatively with others.
  • Work independently with little direction.
  • Lift objects weighing up to 70 pounds.
  • Meet schedules and time lines.
  • Understand and follow oral and written directions.
  • Perform heavy physical labor.
  • Perform work at heights.


Any combination equivalent to: sufficient training and experience to demonstrate the knowledge and abilities listed above and two years of general building maintenance and custodial experience.


Valid Washington State driver’s license.


Work may be performed during evening and night hours and involves moderately heavy work including lifting up to 70 pounds.


Duties are performed indoors and outdoors in a variety of terrain, under a variety of weather conditions, including sun, rain, wind, mud, and snow, for periods of approximately eight to ten hours/day. Duties are frequently performed working alone but may sometimes be performed as part of a work team.  Conditions at work sites might include falling objects, loose footing, loud noises, construction equipment, and working in the right-of-way, traffic, or roadways.  While performing the duties of this job, the employee often works near moving mechanical parts or in outside weather conditions. The employee is exposed to wet and/or humid conditions, fumes, toxic or caustic chemicals. Subject to Public Works, Parks and Facilities emergency maintenance needs such as sanding or plowing streets/ parking lots/sidewalks, flooding, etc. There are some weekend or evening activities at which there may be mandatory work assignments.
